Private sector construction and real estate transactions for the 3rd quarter of 2021

Information from the Statistics and Census Service (DSEC) indicated that a total of 2,122 building units and parking spaces were purchased and sold in the third quarter of 2021 as per Stamp Duty record, and the total value of transactions was MOP13.34 billion, down by 22.3% and 16.6% respectively quarter-to-quarter.

Purchase and sale of residential units decreased by 396 quarter-to-quarter to 1,537 units, and the total value went down by 23.2% to MOP10.52 billion. Number of existing residential units transacted reduced by 399 to 1,408, and the transaction value fell by 24.0% to MOP9.66 billion. On the other hand, transaction volume of pre-sale residential units increased by 3 quarter-to-quarter to 129 units, while the transaction value dropped by 13.5% to MOP855 million.

With respect to the average price per square metre of usable area, the overall average price of residential units decreased by 1.2% quarter-to-quarter to MOP104,141; the average prices of those in the Macao Peninsula (MOP101,855) and Taipa (MOP105,140) dipped by 1.7% and 0.6% respectively, whereas the price of those in Coloane (MOP119,999) rose by 0.7%.

The average price per square metre of existing residential units dropped by 1.3% quarter-to-quarter to MOP101,601. The transacted units were mainly in Baixa da Taipa (262 units), NATAP (204 units) and Areia Preta & Iao Hon (113 units), and the respective average prices per square metre were MOP105,005, MOP123,384 and MOP97,715.

As regards pre-sale residential units, the average price per square metre decreased by 4.7% quarter-to-quarter to MOP145,296; the average prices of those in Coloane (50 units), Fai Chi Kei (26 units) and Móng Há & Reservatório (22 units) were MOP138,350, MOP168,091 and MOP171,106 respectively.

The average price per square metre of usable area of industrial units went down by 1.2% quarter-to-quarter to MOP51,918, while that of office units increased by 12.1% to MOP118,567.

In the third quarter, there were 3,300 real estate purchase and sale contracts signed, and the number of properties involved (4,329) grew by 18.7% quarter-to-quarter. Meanwhile, 3,069 mortgage contracts were signed, and the number of properties involved (3,518) declined by 37.0%.

As regards construction in the private sector, there were 8,850 residential units in the design stage, 1,750 under construction and 1,330 under inspection as at the end of the third quarter. During the quarter, 910 residential units were issued the construction permit and 717 of them were located in Taipa; studio flats accounted for 97.7% of the total. Meanwhile, 77 residential units were issued the licence of use, all of which were situated in the Macao Peninsula; among them, 75.3% were studio flats while 24.7% were one-bedroom units.
